Almost all plots (pieces of land) in GHAZALIYAH are 320 square metres in size. (16m wide and 20m deep), except for about 15% of GHAZALIYAH plots, that are 200 square metres. These 200 metre plots are sited entirely in the northern strip (nearest to MADINAT-IL-SHU’LA). The width of roads in front of GHAZALIYAH houses are typically 10 metre wide, a bit wider in main streets. These 320 square metre plots have all been exclusively sold to Iraqi Army officers, starting in 1980. Those officers usually built (project manage) these houses “themselves”. By 1985, over 50% of all plots were already built and inhabited. By 1990, only 5% of plots remained un-built. Originally, and until late 1979, GHAZALIYAH was a mere farmland surrounding the village of Al-Ghazaliya, hence the name. The land was then purchased by The Iraqi Ministry of defence, that sold it to Ministry of Defence officers, at a nominal price of 1 Iraqi Dinar per square metre. At the time, the value of the Iraqi Dinar was a decent 3.1 US Dollars, so each plot would have cost the officer who bought it a mere $1000 of 1980 USD or, roughly, a 2 month's salary worth at the time. The Ministry of Defence also gave away 4000 Dinars gift + 4000 Dinar Mortgage at 0% interest to all those officers to help with the house build (roughly $26000 at the time). The Iraqi government was quite generous in early 1980s, with the vast amounts of foreign currency reserves in the Iraqi treasury coffers and the wishful thinking that the war with Iran was about to be concluded "soon". All officers were also sold new cars at a heavily subsidised price. At first, officers serving in the war frontline were given a priority in getting these cars, getting each a very unreliable and cheap quality Canadian "manual gearbox" Chevrolet Malibu. However, and to the great dismay of officers risking their lives in the war frontline, a much higher value and better quality Toyota Crown Super Saloon (the flagship of Toyota at the time) was then given to the officers serving in safer areas at the back! To build a house in Ghazaliya Officers district, it would typically cost an average of 40000-60000 Iraqi Dinars, in first half of 1980s, becoming gradually dearer after 1985, when Iraqi currency started to progressively inflate at an initial annual rate of about 50%, accelerating further after Kuwait invasion to 200%-400% annually then stabilising around 1998, probably as a result of "Oil for Food Program". The Dinar had been amazingly stable since, averaging around 1200-1600 Dinars for the USD.
